Navigating the Hazards of Lithium-Ion Batteries in Your Property

In an increasingly battery-powered world, lithium-ion batteries are becoming indispensable as we all embrace sustainable energy solutions. From powering electric bicycles (e-bikes) and electric scooters (e-scooters) to office equipment and power tools, these batteries are rechargeable and efficient — and becoming more popular in our BOMA properties, including office buildings, retail spaces, industrial facilities and more. As this occurs, the related risks of increased fire and property damage has become a significant concern for the property management community.

Joining us to lead this valuable program will be Devon Richio, an accomplished Executive Fire Officer and Battalion Chief with the Philadelphia Fire Department, bringing over 20 years of distinguished service in fire and emergency management. Currently serving as the Director of the Hazardous Materials Administrative & Homeland Security Unit, he oversees critical emergency operations and specialized response teams across Philadelphia. Chief Richio will help us explore:

  • Preventive measures and safety practices for lithium-ion batteries in your property

  • How to advise your tenants on use/storage of e-scooters, e-bikes, etc.

  • The latest on charging stations, battery walls and more

  • What may be coming down the road with codes & regulations

This event will also feature special recognition of our BOMA 360 designees and kick-off of our 2025 TOBY Season!

Devon Richio

Devon Richio is an accomplished Executive Fire Officer and Battalion Chief with the Philadelphia Fire Department, bringing over 20 years of distinguished service in fire and emergency management. Currently serving as the Director of the Hazardous Materials Administrative & Homeland Security Unit, he oversees critical emergency operations and specialized response teams across Philadelphia.

A combat veteran of the U.S. Marine Corps, Richio served in Helmand Province, Afghanistan, where he managed over $1.5 million in humanitarian aid projects and earned the Combat Action Ribbon. This military experience enhanced his expertise in high-pressure decision-making and strategic leadership.

Throughout his career with the Philadelphia Fire Department, Richio has successfully managed numerous public safety projects, including a $3.9 million technology initiative, and developed incident management plans for over 350 major events.

Devon holds a Master of Professional Studies in Emergency & Disaster Management from Georgetown University and is a graduate of the National Fire Academy's Executive Fire Officer program.
